01What report and property details do you have?
Share the last EICR, any installation certificates, the property use and the date you need the work completed. The circuit count and installation scope matter alongside the property size.
02How will access work for the occupants?
Testing involves planned power interruptions and access to relevant rooms, sockets and equipment. Give occupants a clear appointment plan and flag critical equipment before the visit.
03Which findings need attention?
C1 and C2 identify danger or potential danger. On an Amendment 4 report, C3 and FI do not alone make the assessment unsatisfactory. Ask the inspector to explain the required work, recommendations and deadlines for your report and tenancy. Required rental investigation or remedial work still needs to be completed.
04How are repairs agreed?
An inspection cannot promise a satisfactory result in advance. If repairs or further investigation are needed, agree the scope, price and access arrangements before proceeding.
05What records do you need afterwards?
Keep the original EICR with relevant repair certification or written confirmation. The rented-sector rules in England require inspections at least every five years, or sooner if the report specifies. Check the official guidance for your property and tenancy.

Practical answers
Questions before you book.
Can you carry out remedials from another electrician’s report?
Share the complete report so the observations and required work can be reviewed before a quotation is agreed.
Ask Max about thisIs PAT included in an EICR?
No. They are different inspection services. If appliance checks are required, provide an inventory and ask to scope both.
Ask Max about thisCan I book an EICR between tenants?
Yes, subject to availability and access. Share the outgoing and incoming tenancy dates and any refurbishment plans. Allow time after inspection to review the report and arrange required investigation or repairs before relying on the property being ready for the next tenant.
Ask Max about thisCan tenants remain in the property during an EICR?
Discuss occupancy, access and planned power interruption when booking. The electrician needs access to relevant rooms and equipment, with any critical needs flagged beforehand. Agree the appointment with occupants and allow for the actual inspection scope; having tenants present does not remove the need for testing interruptions.
Ask Max about thisHow quickly must a landlord complete work required by an electrical report?
For homes covered by England's rented-sector rules, required investigation or remedial work must be completed within 28 days, or sooner if the report specifies. Ask the inspector to explain the actions and required evidence. A later appointment should not be assumed acceptable where an earlier deadline applies.
