Bristol & surrounding areas · EICR electrical inspections

EICR inspections
for Bristol properties.

Electrical Installation Condition Reports for homeowners, landlords and businesses. We inspect and test the fixed installation within an agreed scope, explain the findings and discuss any investigation or remedial work identified.

The inspection records the condition found. Any remedial work is discussed separately.

Choose your starting point

What do you need the EICR for?

Choose the reason for your inspection, then share the property details, any previous report and your deadline.

Your next step

Renting out a property

Tell us when the inspection is needed and share the previous report if you have one. We can discuss the inspection scope and arrange access and planned power interruptions with the occupants.

What the work includesScope, access and what to agree before the job.

What the job involves

Agree the scope before the inspection.

The quote needs to define the installation, access and inspection limits. It should also make clear that reporting the condition and carrying out any subsequent repairs are separate parts of the work.

The scope, access and basis of the price are discussed before work is agreed.

Get an EICR quoteStart with the details you know. Max can clarify the rest.
Identify the installation and the parts to be inspected.

Share the property use, size, previous report and number of distribution boards if known. The quotation should identify the installation covered.

Discuss access, operational limits and any agreed exclusions.

Access to rooms, sockets and fixed equipment matters. Discuss critical systems and planned power interruptions before booking.

Carry out the inspection and testing within that scope.

The inspection records the condition found within the agreed scope. It cannot promise a satisfactory assessment in advance.

Provide the EICR with observations, classifications and an overall assessment.

Read the overall assessment with the individual observations. Ask which findings need action, investigation or an optional improvement.

Explain the findings and quote separately for agreed remedial work.

Keep inspection and remedial work distinct. A separate quote should identify the observations to be addressed and the completion records.

Before the appointmentUseful decisions to discuss with Max.

Before the appointment

Understand what the report is telling you.

Share the previous report, property use, access arrangements and any inspection deadline.

Understand the observations

A report can identify immediate danger, a potentially dangerous condition or a need for further investigation. C1 and C2 identify danger or potential danger and make the assessment unsatisfactory. An Amendment 4 report treats C3 and FI as recommendations or advice. Check the report edition and stated actions; required landlord follow-up still needs to be completed.

C3 recommendations

A C3 observation recommends an improvement. A C3 on its own does not make a report unsatisfactory. You should be able to distinguish recommendations from work needed to resolve an unsatisfactory result.

Inspection and remedials are separate

The report records the condition found. A satisfactory outcome cannot be promised in advance. Any proposed repairs and the appropriate evidence of completion are discussed after the findings are known.

Electrical work by PB Electrical

Inspection findings should lead to a clear, separate plan.

Keep the report and the repair records together.

Your EICR should make the overall assessment, observations and recommended next inspection interval clear. If work is required, keep the report alongside the appropriate repair certification or written confirmation. In England, rented-sector inspection intervals must also meet the applicable legal requirements.

Planning the workAccess, equipment and installation choices to consider.

Plan your particular job

Define the installation being inspected.

The property address alone does not establish the inspection boundary. Share the building layout, use and available records.

One flat within a converted building

Identify the flat, its consumer unit and any equipment outside the dwelling that needs to be included. A communal hallway, shared cupboard or landlord-controlled circuit should not be assumed to form part of an individual flat inspection.

Arrange the relevant keys and permissions with the managing agent or freeholder where necessary. Ask for the report to state what was inspected, the agreed limitations and any area that could not be accessed. Separate responsibility for shared equipment from the remedial work within your own flat.

Discuss this job
A building with a business and accommodation

Explain each use of the building and whether there are separate occupiers, supplies or boards. A shop below a flat can involve installations under different control; the quoted inspection boundary needs to identify which are included.

Plan access and shutdowns with everyone affected, including refrigeration, alarms or other equipment that cannot simply lose power during trading. Different tenancy or premises duties may apply; provide the relevant requirement rather than assuming one domestic report covers the entire building.

What affects the quoteEquipment, access and the details Max needs.

Understand the quote

What affects the scope and price?

An EICR quote depends on the installation rather than the number of bedrooms alone. Circuit count, property use, access and the extent of the inspection all affect the work. Ask whether remedial work is included or quoted separately.

The quote takes account of:

property use and circuit count; number of distribution boards; access and agreed limitations; out-of-hours or phased inspection needs.

Prepare for an inspection with less disruption.

Share the previous report, property use, access arrangements and any inspection deadline.

  • Have the previous EICR and any installation certificates ready.
  • Tell occupants that planned power interruption will be needed.
  • Arrange access to the consumer unit, rooms, sockets and fixed equipment.
  • Flag critical equipment, alarms or business systems before the appointment.

Practical answers

Questions before you book.

How often does a landlord need an EICR in England?

The rented-sector rules require inspection and testing at least every five years, or sooner where the report specifies. Check the current official guidance for the tenancy and property concerned.

Ask Max about this
Does an EICR include PAT testing?

No. An EICR concerns the fixed installation. Portable appliance inspection and testing is a separate service and should be scoped separately.

Ask Max about this
Will the electricity be switched off during an EICR?

Yes, testing involves planned power interruptions. Agree the arrangements before the visit and tell Max about medical equipment, alarms, refrigeration or business systems that need special preparation. The interruption depends on the installation and the inspection scope.

Ask Max about this
Can you carry out work after an unsatisfactory report?

Yes, PB Electrical offers remedial work. Share the full report so the observations can be reviewed before the work is scoped.

Ask Max about this
Is an EICR the certificate for a new circuit?

No. New installation work uses the appropriate installation certification. An EICR reports on the condition of an existing installation.

Ask Max about this
How much does an EICR cost for my property?

A useful quote needs the property use, approximate size, circuit count, number of boards and access arrangements. A home with several additions may involve more inspection than its bedroom count suggests. Send the previous report if available and ask whether any remedial work is quoted separately.

Ask Max about this
Can I book an EICR before buying a house?

Yes, subject to the seller agreeing access. Tell Max your purchase deadline, property details and any electrical concerns in the survey. An EICR assesses the existing installation; it is a separate instruction from a general building survey and cannot guarantee that no defects will be found.
