The report should identify which issues need repair, investigation or recommended improvement. Those findings and the property’s access determine the work and completion records needed.
Send the full report, including the overall assessment, observation codes and circuit details. A photograph of the summary alone can leave out information needed to understand the findings and define the work.
Some observations identify a repair, while an FI observation concerns further investigation. Its wording and effect depend on the report edition; check the recorded advice and any required action with the inspector. Discuss which work can be defined from the report, what needs investigation first and how any additional findings or costs will be explained.
Share how the property is used, the report dates and any shorter action period stated in it. Arrange access with occupants and agree the written evidence needed for the completed work. Keep those records with the original report.

Practical answers
C3 recommends improvement and does not on its own make an EICR unsatisfactory. Read the overall assessment and other observations together.
Ask Max about thisYes, another electrician can consider the report. The complete EICR is needed, including observations and circuit details. Unclear findings or investigative items may need assessment before a repair can be priced.
Ask Max about thisNot always. Repairs may be evidenced by the relevant installation certification or written remedial confirmation rather than repeating the whole inspection. Agree the records needed for the completed work and keep them with the original EICR.
Ask Max about thisFor a tenancy covered by England’s regulations, required remedial work or further investigation must be completed within 28 days or the shorter period specified in the report. Immediate danger requires immediate attention. Send the full EICR and its dates promptly so the scope and urgency can be discussed.
Ask Max about thisOn an Amendment 4 report, FI advises further investigation and does not alone make the overall assessment unsatisfactory. Older reports may use different wording. Check the report edition and inspector’s required action; this change does not remove a landlord’s duty to complete investigation required under the applicable rented-property rules.
Ask Max about thisAn investigation may be needed to locate a fault before the repair can be specified. Hidden defects or difficult access can then change the work. A quotation should separate known repairs from investigative work and explain how extra findings and costs will be agreed.
